Land issue and cadastral registration
One of the main tasks of the created GSK is the registration of rights to a land plot. If the land is state or municipally owned, the cooperative must contact the local administration with an application to provide the site. This is possible within the framework of a “garage amnesty” or general procedures.
To register the land, it is necessary to carry out surveying and placing the site on cadastral registration. This is done by a cadastral engineer who prepares a boundary plan. Based on this act, GSK registers ownership of the entire garage complex as a single object or for individual premises (car spaces), if redevelopment and division have been carried out. Only after registering the GSK's ownership of the building, members of the cooperative can register their shares.
Each member of the GSK who has paid in full share contribution, automatically becomes the owner of the garage. To register ownership rights to Rosreestr, you must provide a certificate of payment of the share, signed by the chairman and chief accountant, as well as a document on the allocation of the garage to a specific person.

Is it possible to sell a garage in GSK to a person who is not a member of the cooperative?
No, you cannot sell your garage directly to a third party. First, the seller must leave the GSK, and the buyer must join it.
